About Your 2-10 Warranty

As an enhancement to your warranty program, we have also enrolled your home in the Front Line Warranty Service (FLWS) program, administered by 2-10 Home Buyers Warranty. FLWS will be the point of contact for all of your warranty service requests.

To submit warranty service requests, please log in to your homeowner portal. If you are a first time user, select the “sign up here” button. Once you have signed in, click “Service Requests” to submit your warranty requests.

Emergency Warranty Requests

Below are guidelines for what is defined as an emergency situation. We encourage you to keep emergency 24-hour service numbers such as Roto-Rooter on hand for these situations.
Plumbing
  • Not working at all
  • Excessive leak causing flooding or severe water damage; a slow drip is not excessive
  • A drain backup that is causing flooding or severe water damage
ELECTRICAL
  • Not working at all, but community power is operational; this does not include individual switches or outlets. It is for the entire house.
  • A hot wire is exposed
HVAC
  • The entire system is not working, but power is on during extreme or dangerous temperatures; this does not include individual rooms or zones.
PROPANE
  • Propane can be smelled near the fireplace, gas range, or any other installed gas piping. Call 911.

Who are the local utility providers?

Hood Canal Communications provides local phone, cable, and internet services. PUD 1 supplies water and electricity, while Mason County Garbage handles trash and recycling collection.

How near to Alderbrook are shopping and emergency services?

Which architectural firms do you work with?

Roger Katz is a small residential design firm of licensed architects, interior designers and landscape professionals, practicing on Bainbridge Island, Washington. BC& J is a six-person architectural and urban design firm located on Bainbridge Island. The firm specializes in responsible, engaging, and sustainable residential and community-based projects which range from private single-family housing to community neighborhood planning and mixed-use infill work.

Does it cost extra to live on the golf course?

Yes, there is typically a premium for golf course lots. The pricing depends on various factors, including the lot's location, size, and topography.

What does "Prior to permits" mean?

“Prior to permits" means the lot has not yet entered the permitting process. At this stage, it’s undetermined whether the desired septic system or floorplan will be compatible with the lot. The option is based on the project manager’s best estimate, as many factors remain unknown. Proceeding with a Purchase and Sale Agreement (PSA) for a "prior to permits" lot involves some uncertainty and may not guarantee the desired outcome. If the lot is deemed unsuitable, the purchaser will receive a full refund of their earnest money. If the lot is approved, the standard PSA rules and requirements apply.

How long does it take to build a house and what's included in the price?

Permitted lots take 6.5+ months, and unpermitted lots: 9.5+ months.
In-progress or move-in-ready options may have shorter timelines. The price covers the home, lot, septic system, and necessary infrastructure. Lots are not sold separately. Finishes and upgrades are available at an additional cost. Sitework is included, but landscaping is not.

Are HOA dues the same if I don’t golf?

Yes, all homeowners pay the same dues, regardless of whether they golf. You’re welcome to use the facilities as much or as little as you like.

What does semi-custom mean?

Each listed lot comes with a pre-selected floorplan designed to suit its size, shape, and topography. Because of these variations, buyers cannot change or select a different floorplan. Listings are created once a lot and floorplan combination is finalized and county permits are secured.

While structural changes are not allowed, buyers can personalize their homes by selecting upgrades and finishes, depending on the construction stage. Standard features and examples of popular upgrades are available. For further questions, please contact our sales team.
